Saazestate Acquisition Estate is the residential block acquisition and resale arm of SAAAZ HOMES LIMITED, a company set up to buy flats and apartment blocks rather than single houses. We look for buildings where the freeholder or an investor is ready to sell the whole structure, then we handle the purchase, the paperwork and the resale of individual units. Our focus is on blocks of six to sixty flats in towns and cities across England, where there is steady rental demand and a clear route to selling flats to owner-occupiers or landlords.
When we take on a block, the first job is to understand what is actually there. We commission a building survey, check the lease terms for every flat, review service charge accounts, and look at any planned major works that could affect values. If the building needs a new roof, a lift overhaul or fire safety upgrades, we price that into what we can pay. You get an honest figure from us, not an inflated one that falls apart after the survey.
Once we complete a purchase, we do not sit on the block. We arrange any urgent repairs, tidy up communal areas, and make sure the building is safe and compliant before flats go back on the market. Some units we sell as they are, with the buyer taking on the lease and any ongoing obligations. Others we refurbish first, depending on what the local market wants and what the building can support without overcapitalising.
For sellers, the appeal is speed and certainty. You deal with one buyer for the whole block, you get a clear timeline, and you do not have to manage multiple sales or chase absent leaseholders for signatures. We fund purchases from our own resources and from agreed lending, so we are not dependent on a chain. If the numbers work, we can move to exchange within a few weeks and complete once the legal work is done.
For buyers of individual flats, we are straightforward about what you are getting. You see the lease, the service charge history, any known defects and the planned works before you commit. We do not hide behind vague answers. If a building has a cladding issue or a short lease, we say so upfront and price it accordingly.
